Independent Studies Show Homes that are Staged sell faster and for more money than non-staged homes in the same neighborhood. To view Nationwide Trends and Staging Statistics, click here.
No truly national statistics on the results of home Staging exist. However StagedHomes.com posts a recent survey of 2,000 real estate agents that shows that spending just a few hundred dollars on simple measures like cleaning, removing clutter and lightening rooms can increase a home's sale price by at least 20 percent in today's market. That can mean an extra $500 to $500,000 on the sale of a home.
Why Does Staging Work?
Staging sets the scene to create immediate buyer interest in your property. The way you live in your home, and the way you should market your home for sale are two very different things. When you live in your home, you have emotional ties to it and the objects you´ve lovingly placed around your home. But, potential buyers have a hard time visualizing a space until they see it and the furniture used in a functional way.People buy because they like the room and space, not the things.Buyers only know what they see, not what it could be.
What this Means for You
Even in the best of markets, it often takes more than just putting up a "for sale" sign and pulling out the vacuum cleaner to sell a home. Increasingly, people in California, Washington, New York and other areas of the nation are bringing in Stagers who charge from $50 an hour to upward of $150 an hour to give homes a more polished look so that they sell faster and for more.
To help my clients sell their homes faster and for more money, I attended the best training for Stagers in the country.I´m the first REALTOR® who is also an Accredited Staging Professional (ASP) in the WestCounty area of St. Louis. It's a competitive housing market out there, and professionals in the real estate industry agree that "price and presentation" make the difference in getting a serious buyer versus a lot of walk-throughs.
ASP GroupTraining
When you list your home for sale with me, you not only get a top producing real estate agent, you also get my knowledge and skill as an Accredited Stager. As an Accredited ASP Stager, I´ve been trained to use proven Staging Techniques developed and tested for over 30 years.Along with my top-of-the-line marketing and negotiating expertise, I will Stage your home so it will sell faster and for the most money today´s market will bear.
How will I Stage Your Home? As your Stager and REALTOR®, I´ll view your home through a potential buyer's eyes and try to enhance that all-important first impression. In the course of a day or two, we may agree to change the flow of foot traffic, reduce clutter, take out or rearrange furniture or alter the landscaping. The before and after can be eye-popping.
Remember, Staging is not decorating.Decorating is for living; Staging is for selling.
Here are 2 out of thousands of real examples I have of how staging helps sell your home faster and for more money:
Home Example #1
List Price Recommended by REALTOR® prior to staging:$310,000
List Price Recommended by same REALTOR® after staging:$317,000
Home received 5 offers in 5 days and sold for $330,000.
Staging increased the sale of the home by:$20,000!
Home Example #2
Vacant home sat on market for 163 days prior to being staged.
The home was staged primarily by filling in main living spaces with furniture.
After staging and new photos hit MLS, the home had 10 showings in 2 days and sold on 3rd day.
Staging has become so popular it´s starring on televisions shows:A & E Television airs a home staging show called Sell This House and HGTV has Designed to Sell.
